how much would it cost to finish a standard basement ?
My basement is already finished, but it was done at least 10 years ago so its in bad shape. i want to fix it up and make it more modern. right now it has a bar one bedroom and a washroom and a seating area. i want to make it a 2 bedroom but i want the whole Design and setting to be different then what it is. basically i think i should tear the whole thing down and rebuild it. so how much would this cost me. im looking to have wood flooring and pot lights.
The cost of this would depend on if you mean to have a professional do the job for you or if you plan on doing the job yourself. Also, another cost factor would depend on how much of it you actually have to tear out.
If the perimeter walls, the walls that are up against the foundation were framed in and are sturdy, then you could possible leave the frame work and take off the wall covering. If it has drywall and the drywall is in good condition, then you could leave that as well.
In general to remodel a basement from scratch you could expect to pay a professional contractor between $20.00 and $50,00 a square foot depending on how fancy you decide to make it.
Hardwood floors will run you about $10.00 to $12.00 a square foot installed and finished so that becomes a somewhat costly item.
Here are some things for you to consider that you should really think about when remodeling a basement that has been previously finished.
First, you want to make sure the electrical wiring is up to code and that the circuit breaker box is not overloaded. In many cases when I have remodeled basements, we would put in a sub-panel especially when we put in a lot of extra lighting.

Second, since you are going to add another bedroom, you should be aware that to meet code each bedroom is required to have a window large enough to meet the egress or fire escape size requirements. This means that if there is no window or exterior door in the room, it would be considered unsafe if there was a fire and no way to escape.

Third, Make sure that the exterior walls are insulated to help save on your energy bills. Use an R-11 minimum if possible on the exterior
walls.

Fourth, You will want to make sure that you have the proper heat runs and cold air returns added so that you house is heating and cooling to it's highest efficiency.

Fifth, If you have enough ceiling height, it is always a good idea to put in a suspended ceiling so that you will access to any plumbing valves, gas lines, heat run dampers etc. It sure beats having to tear down drywall to get to these if there is a problem.

Of course if you are going to be doing some of the work yourself, you cost would decrease, but I would make sure that you have a qualified electrician, plumber and heating professional do that part of the work. Having these things done right will save you a lot of headaches in the future.
